To ensure a pleasant and smooth stay, we have summarized our rental terms clearly and transparently. By completing your booking, you agree to the following terms and conditions.
1. Landlord

2. Booking + Payment Terms
Upon booking confirmation, a 30% deposit is due within 5 days.
The remaining 70% must be paid no later than 6 weeks before arrival.
For bookings made less than 6 weeks before arrival, the full amount is due immediately upon confirmation.
Payment is made by bank transfer to the account stated in the booking confirmation.
3. Refundable Security Deposit
The apartment is handed over in excellent and well-maintained condition and must be returned accordingly.
A security deposit of 300.00 EUR is required.
- Minor damages or missing items (e.g. dishes, glasses): 5.00 EUR per item
- Major damages will be assessed individually and may be handled via personal liability insurance
- Lost keys are charged as follows:
- Apartment key: 40.00 EUR
- Elevator garage key: 30.00 EUR
- Main door / garage key: 100.00 EUR
- Pool key: 25.00 EUR
The deposit will be refunded within 10 days after departure, provided no outstanding charges remain. Electricity costs will be deducted from the deposit.
4. Cancellation + No-Show Policy
Free cancellation is possible up to 45 days before arrival. In this case, all payments will be fully refunded.
For cancellations made less than 45 days before arrival, as well as in the case of a no-show, no refund will be issued.
If the landlord exceptionally needs to cancel the booking, all payments will be fully refunded.
We strongly recommend taking out travel cancellation insurance
5. Arrival + Departure
Check-in: 16:00 – 21:00
Check-out: 07:00 – 10:00
Late arrivals or early departures may be arranged in advance and are subject to a 60.00 EUR fee.

6. Services + Additional Charges
Included:
- Bed linen
- Towels
- Water consumption
- High-speed internet
Optional linen change during stay: 25.00 EUR per guest
Electricity: 0.45 EUR/kWh (based on consumption)
Final cleaning + service fee: 195.00 EUR
Underground parking: 8.00 EUR/day (optional)
7. House Rules
- Minimum stay: 7 nights
- Maximum occupancy: 3 guests
- Minimum age: 28 years (at least one guest)
- No smoking, parties or pets allowed
- The apartment must be left in a reasonably clean condition
Please note that the apartment is not barrier-free and may therefore not be suitable for guests with reduced mobility.
8. Liability
The landlord is not liable for loss or damage to personal belongings.
No liability is accepted for temporary disruptions of utilities (internet, electricity, water) beyond our control.
